Missouri Personal Representative's Deed with Order for Sale ( 473.460, RSMO)
The laws governing Missouri probate proceedings are codified at Chapters 472-475 of the Missouri Revised Statutes.
A personal representative's deed pursuant to an order for sale under 473.460, RSMo is a fiduciary instrument used to transfer a decedent's interest in real property to a purchaser. A personal representative, who may alternately be referred to as either an executor or an administrator, is the person appointed by the Probate Division of the Circuit Court to manage the decedent's estate.
473.460, RSMo, outlines the purposes for which a personal representative may sell real property from the estate with the Court's authorization, including to pay claims against the estate; pay allowance to a surviving spouse and minor children of the decedent; pay a legacy given by the decedent's will; pay administrative expenses and taxes due on the estate or taxes assessed on transfers from the estate; and for any other purpose deemed in the best interest of the estate. Real property may also be sold to enable distribution of the estate.

The forms, and other information, are all excellent. I would be giving a 5-star review if it were not for the fact that downloading a "bundle" about quitclaim deeds required I download every single file independently (15 files). I would far prefer a zip file, or one click to download the whole pile of independent files.

Death of JT form was excellent. You have the best documents out there. I wish I could have read the sample just so I knew my information was entered correctly. Real problem is County wants a bar code on documents to get recorded. Now? Need four deed forms so the expense starts to be prohibitive. I would rather pay more and get multiple access.

Waiting for response to questions about TOD deed. Language doesn't accommodate more than one Grantor and user cannot edit language.

Well, we are 10 days from leaving the country for months and needed to notarize and record deed changes to our rental properties. We worried about USPS, UPS, DHL, etc. and hardcopies in the County's bureaucrats' hands. Soooo, we learned of Deeds.com from the County web site via one of the bulk digital recorders telling me about Deeds.com. Hit their site, read their instructions, concluded my tiny brain and decrepit abilities could handle the chore. WITHIN AN HOUR OF UPLOADING EVERYTHING INCLUDING C.C. It wasn't really what I needed I read and read and read and read and I thought I was to do with for filing for probate or probate executor but instead it was for the property if you are executor and but it wasn't very clear on that so it didn't work for me so I was kind of wasted money
