Missouri Personal Representative's Deed for an Independent Personal Representative
The laws governing Missouri probate proceedings are codified at Chapters 472-475 of the Missouri Revised Statutes.
An independent personal representative's deed is a fiduciary instrument used to transfer a decedent's interest in real property to a purchaser. A personal representative (PR), who may alternately be referred to as either an executor or an administrator, is the person appointed by the Probate Division of the Circuit Court to manage the decedent's estate.
Use the personal representative's deed in independent administration when the PR is authorized to sell real estate under a power conferred by the decedent's will ( 473.457, RSMo). The PR's deed must meet all state and local standards for content and format. It also makes reference to the deceased owner and the probate case, and might require supporting documents such as an official copy of the death certificate.

I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day. This was so easy to download, open the files and then complete the document on the computer then printing out. I waited to review this until we took it to Courthouse for the Recorder of Deeds and the legal task is now done. An attorney would probably have charge $300. This is a real deal packet!

Was warned by attorney that forms from internet have lots of mistakes. But after looking all over, took a chance on here. So far, I am satisfied, and actually happy that I got something that (I believe) meets my state and local requirements. Haven't filed the deed yet, or had to put it into effect, but being able to pick the local area, and have the relevant state law listed on the deed, gives me confidence. Also, got the whole package of possibly relevant forms, and a very good guide how to prep the deed with a sample completed deed - greatly appreciated!
