Releasing a Mechanic's Lien in Missouri
When a mechanic's lien debt has been paid off in full and there is no valid reason to continue encumbering the property, the claimant files a release to free the owner's land from the lien.
Under R.S.M.O. 429.120, whenever any debt, which is a lien upon any building or other improvement, shall be paid or satisfied, the creditor, if required, shall file an acknowledgment of such satisfaction with the clerk of the circuit court.
Failure to properly discharge a lien can lead to civil liability. If any creditor refuses to enter a satisfaction within ten (10) days after payment and request, he shall be liable to any person injured, to the amount of such injury and cost of suit. R.S.M.O. 429.130.
The lien release form contains the following information: 1) lien claimant's name and address; 2) owner's name and address; 3) address of the property subject to the lien; and 4) information about the filed lien such as date of filing, location filed (whether with the clerk of court or county recorder's office), and amount of the lien. The release should be filed with the same office where the original lien was filed or recorded.

Most people coming to this sight will not have the knowledge for deeds. Therefore, I wish there were more instructions on when the Grantor signs and when the Grantee signs and the process steps to making the transaction final. I would give it 4 out of 5 starts

It all started out well, then I was abruptly told that I would have to submit the documents directly to the recording office. No explanation was offered and I wasted a lot of time on your website for nothing. Very disappointing, as the concept of e-recording is what is needed in 2026.
We reviewed your order and our support messages. The document uploaded for recording was a very low-quality scan that did not meet the county’s eRecording image requirements. Our staff asked that a clearer scan be uploaded, but the same image was submitted again.
Because the document could not be processed electronically, we advised recording it directly with the county recorder’s office.
E-recording systems require clear, legible document images that meet county standards. When those requirements cannot be met, recording directly with the recorder is often the fastest option.

Deed.com is AMAZING! I only had about 2 weeks to get my quit claim deed recorded by my county office before my refinace due date approached. Found the forms I needed but had to type these out my self in Word since these forms do not allow any information to be saved. I understand you want this to be proprietary information but you failed to deliver a usable product. I printed this template and built my own in microsoft word. Good examples and instructions with poor execution. I lost hours of typing and nearly lost real estate deals due to these documents not being in a format ready to use. Will be using another service next time or buying these as guides alone.
