The office of the Recorder of Deeds is responsible for maintaining real property records in Laclede County.

Recording Fees

To record a standard real estate document, the fee is $24 for the first page and $3 for each additional page.

For a document that releases or assigns more than one item, there is a $5 charge per each additional item.

If a self-addressed stamped envelope is not included with the document, $1 will be added for postage and handling, unless documents are to be picked up in person.

Document Formatting Requirements

* Use 8.5 x 11 inch white or light colored 20# paper without watermarks or logos.

* Printing should be in black or dark ink and single-sided only.

* Do not use continuous forms or permanent binding. However, individual pages of a document may be stapled together for presentation for recording. Attachments to a page may not be stapled or taped other than a securely attached bar-coded label or as required by law. Attachment, in this sense, does not refer to an exhibit, but additions to a document page.

* A minimum font size of 8 point is required. Non-essential information within any margin is exempt from this requirement. The Recorder is not liable or responsible for insuring that non-essential information is archived. Illegible documents must be accompanied by an exact typewritten legible copy, which will be recorded with the document as additional pages.

* Signatures must be in black or dark ink to ensure reproduction from record. All signatures must have a corresponding name typed, printed, or stamped underneath.

* On the first page, a top margin of 3 inches should be provided for the Recorder's certification. All Recorders' certificates will be placed in this area. If this is not provided, an additional page will be added.

* All other margins on the first and subsequent pages should be a minimum of .75 of an inch.

* A cover page is not required, but a filer can choose to include one and it will be recorded as the first page. A cover page is available on the Laclede County Recorder's webpage.

* If a cover page is used, it must have the top 3-inch margin and the required first page designations.

* If a document is presented for re-recording, in addition to all other requirements, there must be a new first page or cover sheet with the top 3-inch margin and the required first page designations.

First page designations:

Every document (except plats and surveys) containing any of the following items shall have such information on the first page of the document:

1. Title(s) of the document.

2. Date of the document.

3. All grantors' names.

4. All grantees' names.

5. Any statutory addresses (grantor's and grantee's mailing address).

6. A legal description of the real property.

7. Reference book and pages, if required.

If there is not sufficient room on the first page, the page reference within the document where the information is set out should be stated on the first page.

If one of the required fields begins on the first page and continues uninterrupted to subsequent pages, the first page requirement will be met.

The grantor and grantee must be designated in order to be indexed. There is no limit as to combinations or exclusions, but the words "grantor" and "grantee" must be included. It is the filer's or preparer's responsibility to make the designations.

Statutory addresses must also be designated (i.e. "Grantee's mailing address...").

The address of the property is not accepted as a legal description.

Book and page references are required on certain documents and must also be designated.
