A personal representative is the fiduciary appointed by the County Court to administer a decedent's estate in probate. The deed transfers title to a decedent's real property to the distributee as grantee. The distributee may be a devisee under the decedent's will, or an heir with a right to succeeding interest under Nebraska's laws of intestate succession when there is no testamentary disposition.
Record a deed of distribution in the Register of Deeds office of the county where the subject property is located as proof of the distributee's succession to the decedent's interest in real property (Neb. Rev. Stat. 30-24,106). PR deeds typically recite the decedent's name and the case number assigned to the estate by the court, and expressly state that the grantor is executing the deed in a representative capacity. They must meet all requirements of form and content for documents pertaining to interest in real property in the State of Nebraska, including a complete legal description of the subject parcel. A Real Estate Transfer Form is required, but the conveyance is exempt from documentary stamp tax.

I found all the forms I needed to complete a Quit Claim Deed on Deeds.com. All the forms are available for download to fill in on my laptop computer. So far the experience has been very good. My only issue would be that the Quit Claim instructions could be more thorough and easier to understand. I am guessing that the State of New Jersey made up the instructions? Unfortunately this has cost me a huge amount of extra time to parse out EXACTLY the terms I need to write on the Quit Claim Deed form. I haven't started the Tax Forms, but hope they will be more straightforward. In general, I DO recommend Deeds.com!

AMAZING! Easy to use, reasonable fee - and get MUCH MORE than just a deed form. I ordered a "deed" and received a whole "package," including a guide and the jurisdiction's costs schedule and cover page that would be needed to record the deed - even included a Certificate of Transfer that is not required for a deed but something I needed for a different transaction. The website was extremely easy to use and the cautions about not disclosing personal information were so clear and personal, they made me feel secure in knowing this site was not trying to rip me off. Our firm is working remotely and a lot of court services are limited with the corona-virus shutdowns, but we needed to record a Deed at the last minute. The deed itself was easy. I did notice that although the website says that the deed would exempt the house from probate, the deed clearly states that it might not. I hope that "might " is the operative word here.
