Following petition and court confirmation of a sale of real property by a personal representative, use a personal representative's deed of sale under NRS 148.280 to convey real property from a decedent's estate to a purchaser. The sale must be confirmed by the court within 30 days, and the order confirming the sale recorded in the recorder's office of the country where the subject property is located.
The personal representative (PR) is an individual with a fiduciary obligation to distribute the decedent's assets in accordance with the will, if one exists, and following the relevant laws. Letters issued by the court authorize the PR to administer a decedent's estate using probate.
Deeds executed by personal representatives must meet all state and local standards for form and content. In addition, they name the PR as grantor and reference the decedent whose estate is being probated. The deed also identifies the judicial district and county processing the probate of the estate, and recites the case number and details about the court order confirming the sale. Record the completed PR deed in the recorder's office of the county wherein the subject property is located.
Notice prior to sale may be required, depending on the provisions of the decedent's will. Always consult an attorney licensed in the State of Nevada with questions regarding personal representative's deeds or any other probate issues.

I thought this form was great and easy to complete but the instructions were unclear as to whether the grantee- beneficiaries needed to sign and notarize their signatures as well. It did not appear to be the case but it would be helpful if the instructions spelled this out better.

It worked great- I had a little trouble at first with the site, figuring out where to do what, but the form was much better than the one we purchased at Staples, loved being able to fill out with the computer. We did need the other form as per the screen prior to ordering but couldn't figure out which one. The ladies at the recorders were great too.

I needed a quitclaim deed to transfer ownership of a home. An attorney wanted $400.00 to file the deed. I downloaded a blank deed for my area from deeds.com. I received it instantly. (Small fee) it came with instructions and a template. I filled it out and submitted it to the County Clerks office.it was simple and I saved a lot of money. There may be other forms you need, check with whoever you are submitting the deed. You'll have additional fees, but that is up to the municipality in which you reside. It will be helpful if you have the latest deed on file. It was much easier than I thought. This is an easy website to navigate through and it is 100% legitimate. I recommend Deeds.com.

I thought it was easy, but I wish it were faster. I uploaded my document Monday night (after 5pm) and got my invoice the next morning Tuesday paid it right away. and my document was not sent to me as recorded until Wednesday morning even though it was recorded the day earlier at 8:30am. So there was a delay of almost 24 hours letting me know that my document was recorded. So if they could speed that up so that we knew exactly when it got recorded immediately I would give it a million stars
