Releasing a Notice of Right to Lien by Surety Bond in Nevada
The Release of Notice of Lien by Surety Bond is used to obtain the release of all prospective and existing lien rights of lien claimants related to a work of improvement. Under NRS 108.2415(2), to obtain such a release, the principal and a surety must execute and record a surety bond in an amount equal to 1.5 times the amount of the prime contract. So, for example, if the lien amount is for $1,000, bond must be posted for $1,500.
The surety bond release form must include: the title of court and cause of action (if a lawsuit has been filed), name and address of the principal (person giving the bond), the owner's name, and information about the prime contract including parties, amount, date executed, and a summary of the terms.
The principal must record the surety bond in the office of the county recorder in the county in which the property upon which the improvement is located, either before or after the commencement of an action to enforce the lien.
By properly completing and recording this document, the bond becomes a security substitute for any existing or prospective lien on the owner's property.

I found this site a must. It provided all the forms I needed to file a Quit Claim Deed. I filed what use to be called a Quick Claim Deed 30 years ago. You only had to file the one form. Today it is called a Quit Claim Deed. The pack provided forms that I had no idea had to be filed with the Quit Claim Deed. I would not have known this otherwise if the option hadn't presented itself. I would absolutely use this service again. It was very convenient and I was pleasantly surprised at how responsive the staff was letting me know updates to my recording package. Also, my documents recorded immediately. I did have trouble uploading my document in the beginning because I didn't realize it had to be a pdf file. After a little glitch due to heavy volume at the County Recorder, my document was recorded. County Recorder was closed to public access at the office (due to the coronavirus issues) so all documents were either mailed to them or sent in electronically. Deeds.com was very efficient at their end with very quick responses to my questions and concerns. I would definitely use their services again.

These products would be more useful if they final deed could be copied and pasted into a word document for proper formatting. Because most of the document is protected against selecting and copying, I did not find it useful. I would not purchase again.

Great resource and everything went smoothly except email was performed through autofill prompted by the system but the autofill added a letter that gave wrong email. I can still sign in with wrong email since the system recognizes it as mine even though it is wrong. May be my fault and not the system since I did not catch the discrepancy in time. I would suggest a field that allows a correction to any misinformation prior to signing out from the initial sign on. Still think it is a great resource if all documents are processed and accepted by the pwers to be. Thanks.
