A beneficiary of an interest in property in New Jersey can renounce all or part of a bequeathed interest in, or power over, that property under N.J.S. 3B:9-2(b), as long as it has not been accepted through actions that indicate ownership or through a written waiver of the right to disclaim.
The written disclaimer should identify the creator of the interest, provide a description of the disclaimed interest, a declaration of the disclaimer and its extent, and it must be signed by the disclaiming party.
File the disclaimer within nine months of the transfer (e.g., the death of the creator of the interest) in the office of the surrogate or clerk of the Superior Court where proceedings for the administration of the estate have commenced or could commence (N.J.S. 3B:9-6(a)). In the case of real property, the surrogate or clerk of the Superior Court will forward a copy of the disclaimer for filing to the clerk or register of deeds in the county where the property is located (N.J.S. 3B:9-6(d)). In addition, the disclaimer must be delivered to the personal representative of the decedent's estate or the trustee (N.J.S. 3B:9-6(a)).
A disclaimer is irrevocable and binding for the disclaiming party and those claiming under him or her (N.J.S. 3B:9-10), so be sure to consult an attorney when in doubt about the drawbacks and benefits of disclaiming inherited property.

I have been researching for months to figure out how to remove deceased owner of property with right of survivorship in Florida. The County Clerk was not helpful. They refer you to get legal advice which is expensive. So hopefully by completing these forms I can actually complete the task. And would be helpful to be reassured that this is all I need to complete overdue task. I was hesitant to pay, but I believe this is legit. If so- a great Thank you.

I am not so happy. I did find and purchase the document I needed. But there is one problem. It is in Adobe PDF format only. I cannot enter information into the form.
Sorry to hear that. Sounds like you may have been trying to complete the document in your browser instead of downloading the PDF and completing it on your computer. The PDF forms are fill in the blank, that's one of the reasons we use that format.

Holy cow. I was told by several people that getting a deed recorded would take 7-10 days. So I thought I'd give deeds.com a try with their e-filing service. I created my account and submitted my deed around 4:00 p.m. and it was recorded before I woke up the next morning. Awesome service! Totally worth the $19 service fee.

I didn't care for it because I was having to do other things in between filling it out and all of a sudden it would not allow me back in it to make changes. Luckily I had saved it and then had to do FILL/SIGN option which looks ugly but that was the only way I could add what I needed.
