The Notice is a powerful tool because it provides constructive notice (from the time of filing of the notice only), that the property is under litigation and would be purchasers and encumbrancers could be held to the outcome of the litigation. Although not a lien a Notice of Pendency in effect acts like a lien. Such Notice of Pendency shall contain:

Legal description of the affected property
Object of the complaint (Statute 6501.)

It wasn't really what I needed I read and read and read and read and I thought I was to do with for filing for probate or probate executor but instead it was for the property if you are executor and but it wasn't very clear on that so it didn't work for me so I was kind of wasted money

Package downloaded without any problems. Help sheet was fair. Maybe they could cross reference the help number on the help sheet to the form better - somehow. Overall, I was pleased.
