After completing payments on the balance due of a mortgage, the lender completes this satisfaction form. Promptly recording this document in the same county as the original mortgage serves to unencumber (free up) the title to the related real property. Words of conveyance are unnecessary because the property rights were transferred when the borrower and lender signed the mortgage.

Forms easy to download but experienced problems trying to type in my information into the forms. Then when I went to print a form, Adobe wanted to charge me for printing. I ended up printing the blank forms and then filling them out manually.

I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day. I never did this before and I found the service easy however confusing about the process and expectations. I had a trust prepared and needed to record our home deed to the trust. Now that I am almost finished waiting for the Maricopa county record the deed it seems so easy.

in one of the reviews, the person said they wished that there was more room allowed for use in the grantor section. the reply was that they were sorry but there was only enough room for what was there considering margins, etc. that is not true. on the forms i downloaded there was plenty of extra room at the top of the page (about 2 inches) that was not being used.
