Knox County Correction Deed Form

An Ohio correction deed is a new deed, signed and acknowledged again by the grantor of a deed already on record, that states what the recorded deed got wrong, states the correct information, and confirms the conveyance the recorded deed made. This form prepares that instrument under the general conveyancing rules of the Ohio Revised Code, which prescribe no correction deed form, and under the county conveyance standards that decide what the county auditor accepts.

The correction lives on the first page

Ohio counties treat a corrective deed as a newly executed deed from the original grantor to the intended grantee, carrying the instrument reference of the deed being corrected and a clear statement of the correction; the Franklin County Transfer and Conveyance Standards effective March 2, 2026 place that explanation on the first page. This form is built around that practice: Section 1 identifies the prior deed by date, recording date, recording reference, and county, Section 2 states the error and the correct information, and both sit on the first page below the three inch margin that Ohio Revised Code Section 317.114 reserves for the recorder's and auditor's endorsements. Confirming, not reconveying from scratch

The operative section grants, conveys, and confirms the property to the grantee as corrected, with the same covenants, if any, that the prior deed states and subject to the same exceptions, so the warranty posture follows the deed being corrected; the word grant carries no implied covenant under Section 5302.03. It then ratifies the prior deed in every other respect and states that the correction neither revokes the prior deed nor diminishes any title it conveyed, tracking the Ohio State Bar Association's Title Standard 3.19, under which a grantor may augment but not diminish a title previously conveyed and a change that alters the substance of a deed is ineffective. A misspelled name, a missing marital status, a wrong parcel number, or a flawed acknowledgment is the kind of error a correction deed addresses; adding or removing a grantee, or moving the conveyance to a different lot, is not.

No conveyance fee, but the auditor still stamps first

Section 319.54(G)(3)(c) exempts from the conveyance fee a transfer made to confirm or correct a deed previously executed and recorded. The exemption is claimed on form DTE 100EX at line 5(c), filed with the county auditor under Section 319.202 before the auditor endorses the deed; the auditor may call for a supporting affidavit of facts, prepared separately and not included in this package. Section 317.22 then bars the recorder from recording the deed until the auditor's stamp and transfer endorsement appear.

One or two grantors, written in their own words

The form is the general configuration of the correction deed: one or two natural persons signing as grantors in their own right, one or two grantees, and nothing preprinted about marital status, vesting, or capacity. The free-form grantor section carries the grantor's name as it appears in the prior deed and as corrected, the marital status, and, where a spouse signs to release dower under Section 2103.02, the spouse's name after the record owner; the grantee section carries the intended grantee names and any survivorship words the prior deed was meant to carry. Two signature blocks, GRANTOR and SECOND GRANTOR, are followed by two acknowledgment certificates in the statutory short form of Section 147.55(A), so a single grantor signs once and leaves the second block and certificate blank. A married couple correcting the deed they gave together, and a sole owner correcting the deed to a buyer whose name was misspelled, present the patterns the form carries; an entity grantor, a fiduciary, an attorney-in-fact, or three or more parties on either side follow a configuration this form is not set up as.

Execution under Ohio law

Section 5301.01 makes signing and acknowledgment the execution formality for an Ohio deed, with no subscribing witnesses, and Section 147.542(F) fixes the certificate content: venue, wording, date, the notary's signature and printed name, and the seal with the commission expiration. Section 317.111 requires the preparer's name on the deed, which the block at the end of the form supplies.
