These forms are used for financing residential property, condominiums, rental units, small commercial, vacant land, and planned unit developments. They include special provisions and exhibit pages making them adaptable and flexible for unique situations. Ohio recognizes dower rights, which means that if a married man or woman owns an interest in real property, his or her spouse holds a 1/3 interest in the property, Review Oh. statute 2103.02. Dower rights can become problematic when it comes to mortgages. Oftentimes, banks require a release of dower if only one spouse is on the promissory note. Otherwise, if the paying spouse defaults, a spouse may be able to enforce their dower rights if the spouse is not on the deed. This mortgage can release rights of dower if applicable to the situation. These forms have stringent default terms, typical uses - lender who is financing investment property, owner financing, etc.

The forms download was quick and easy. The example deed was excellent. However, the payment method should include PayPal, not just credit cards.
Thank you for your feedback James, we appreciate it.

This site was easy to use for access to State forms for filing in Montmorency County clerks office. Not only did I find claim form but a sample claim was available for assisting on how to complete your form correctly. Found this so very useful for us (public resident) to fill in the form as a .PDF file that prints out typed form - rather than handwritten entries. There is a fee but your access is always available on internet to this site in the future. Saved me time using this site and My filed form looks professional. You have access to several other forms if needed.
Thank you for the kind words Sandra, we appreciate you. Glad we could help!

Form and instructions were useful. But I suggest creating a form for transferring a deed pursuant to a trust. The existing form is based on a will going through probate so it doesn't fit the trust situation in some respects.
Thank you for your feedback. We really appreciate it. Have a great day!

Great do it yourself forms (I used the Quitclaim deed). If you think you're going to need a lot of hand holding you might consider hiring an attorney. The guide and general information provided by deeds.com will help if you have some idea of what you are doing and you are willing to research a little. Your mileage may vary but for me, this was a very efficient and economical way to get my quitclaim deed done.
Thank you for your feedback. We really appreciate it. Have a great day!
