Ohio recognizes dower rights, which means that if a married man or woman owns an interest in real property, his or her spouse holds a 1/3 interest in the property, Review Oh. statute 2103.02. Dower rights can become problematic when it comes to mortgages. Oftentimes, banks require a release of dower if only one spouse is on the promissory note. Otherwise, if the paying spouse defaults, a spouse may be able to enforce their dower rights if the spouse is not on the deed. This mortgage can release rights of dower if applicable to the situation. These forms have stringent default terms, typical uses - lender who is financing investment property, owner financing, etc.

It was convenient to be able to download the deed template, instructions, and a completed sample deed all from deeds.com. I was able to complete my deed with little effort. My only complaint is that the editable fields in the pdf document are of fixed size, leaving some large spaces within a sentence, for example: Executed on this 1st day of July ,2020. This makes the printed document look a little peculiar.

Good so far could use more examples for each section of info. needed. ex. (parcel and alt.ID info where to find and etc. #2 more examples. If it was not for the red print examples helping to fill the form out I could have downloaded free forms, the examples are what made me choose your form !
