Find the laws regarding certificates of trust at section 7790.3 of the Pennsylvania Statutes.
A trustee is a person or entity who holds title to a trust's assets on behalf of a settlor. Trustees use an official document called a certificate of trust to validate the trust's existence and confirm their authority to act on its behalf.
In order to facilitate transactions dealing with real property in a trust, lenders may require the trustee to furnish a certificate of trust. Third parties may also request a certificate to confirm the trustee has the authority, for example, to transfer real property out of the trust and to them.
The certificate presents essential information about the (unrecorded) full trust instrument, while protecting the confidentiality of its specific details. A recipient of a certificate may still request copies of certain sections of the trust instrument, particularly those establishing the appointment of a trustee and the trustee's powers, as well as amendments to the trust, but the request opens up certain liabilities, as enumerated in P.S. 7790.3(e),(h).
Section 7790.3 governs the contents and effect of the certificate. Requirements of the certificate include basic information such as the name of the settlor of the trust, the type of trust, the taxpayer identification number assigned to the trust, the acting trustee's name, and the relevant powers of the trustee. The trustee executes and signs the certificate and submits it for recording in the county in which the real property with which the trust is concerned is located.

Bought a transfer on death deed form and it worked great. Easy to fill out and record with the County. Got some helpful information from the county recorders office before filling out the form. Easy to follow directions and instructions to properly and legally fill-in the Deed that I requested. It was also very easy and convenient. If I was going to employ an Attorney or Legal Documents Preparer, they would easily charge me between $150 to $225 a Deed! For the cost of $19.97, anyone would pursue this price! I had a really good experience. I bought two forms from a different website and they didn’t help me at all. Granted, I only paid the minimum here I bought the upgrade and they showed me how to fill it out and what it should look like I went and had it notarized and took it to the county recorder and everything went smoothly. Highly suggest.

I downloaded the Lady Bird deed. The process was quick and easy to download. Just select your county, fill out the form. You will need the property description from your original deed. In my case I had to go downtown Wayne County (Detroit). (Make an appt online). 1st you will have to get the property tax certified to ensure all taxes are paid to date (5th floor at the Wayne County Treasurer office). Give them the form you just filled out and they will stamp certified $5. After that take the form to the Register of Deeds (7th floor) appt needed. $18. Make sure it is properly notarized and all signatures completed. Once approved, they will scan it, stamp it, give it back with a receipt and mail a copy also. All Done. Worked beautifully. My co worker go a lawyer and paid over $250. I just used deeds.com and total for forms and going downtown with notarizing was less than $40 Yea!
