What is a Notice of Furnishing in Pennsylvania?
Mechanic's Liens are governed by Title 49 of the Pennsylvania Consolidated Statutes.
The Notice of Furnishing is a document providing notice to the owner that the start of labor or delivery of materials has commenced. The notice must be filed with the registry within forty-five (45) days of first furnishing labor or materials on a construction project. The Notice must also be served by certified mail on the owner within that time. If the Notice is served too late, you may still file a mechanic's lien but that lien will only include the unpaid services within 45 days of service and thereafter. 501.3.
The notice must contain the following: (1) a general description of the labor or materials furnished; (2) the full name and address of the person supplying the services or items; (3) the full name and address of the person that contracted for the services or items; and (4) a description sufficient to identify the searchable project, based on the description in the Notice of Commencement. 501.3(b)(3). In addition, the document must meet all state and local standards for recorded documents.

The process was easy and reasonable. My only problem was that, when I filled out my form on the computer, the writing I did overlapped with the pre-written words on the form, so that I had to end up doing it by hand. I've used DEEDS before and have not had that problem.

I called the county clerk office yesterday that i wanted to get a deed e-filed and recorded. I was told they are not accepting documents in person because of the COVID 19 pandemic that I have to mail it. I found Deeds.com online and in less than 24hrs i have my document. We aimed to handle a survivorship affidavit (deed change) without a lawyer following my dad's death. After some searching, deeds.com seemed to have the most comprehensive and "correct looking" form we could find for our locale, so we went with it, and it was accepted by our recorder's office. I'm not sure why our local government office doesn't offer a standard form, but they don't, and deeds.com came through for us in a pinch.

The form is so limited in space that I can not fit the vesting information as well as the real property information. The property information, I could put it as Exhibit A. which is not the usual way. Not happy.
