Questions answered? Let's get started!
A quitclaim deed that is intended to release any land or interest in land in Pennsylvania should be signed and acknowledged by the parties executing it and recorded in the proper county. A Certificate of Residence that lists the grantee's name and address and is signed by the grantee must accompany the quitclaim deed presented for recording (PS 16-9781).
The legal effect of recording a quitclaim deed in Pennsylvania is to give constructive notice to subsequent purchasers, mortgagees, and/or judgment creditors of the parties to the conveyance (PS 21-357). In order for a quitclaim deed to provide constructive notice, at least one of the following conditions must be satisfied upon recording: the Uniform Parcel Identifier is included and it is indexed properly in an index arranged by parcel identifier numbers, or the quitclaim deed is indexed properly as to the party in all alphabetical indexes (PS 21-358). A deed that is not acknowledged or recorded is fraudulent and void to any subsequent bona fide purchaser or mortgagee or holder of any judgment, without actual or constructive notice unless such deed, conveyance, contract, or instrument of writing is recorded before the recording of the deed or conveyance or the entry of the judgment under which such subsequent purchaser, mortgagee, or judgment creditor shall claim (PS 21-351).

After purchasing the Quit Claim Deed, I felt I had purchased something I could have gotten free somewhere else. But after reviewing all the other information Deed.com provided, I realized you saved me a lot of time that would have been wasted on research. Money well spent.
Thank you for your feedback. We really appreciate it. Have a great day!

Was warned by attorney that forms from internet have lots of mistakes. But after looking all over, took a chance on here. So far, I am satisfied, and actually happy that I got something that (I believe) meets my state and local requirements. Haven't filed the deed yet, or had to put it into effect, but being able to pick the local area, and have the relevant state law listed on the deed, gives me confidence. Also, got the whole package of possibly relevant forms, and a very good guide how to prep the deed with a sample completed deed - greatly appreciated!
We appreciate your business and value your feedback. Thank you. Have a wonderful day!

I was referred to your company, but when i tried to process the recording of a deed to a property in City of Philadelphia my service was rejected. I appreciated the feedback i received from one of your representatives who instructed me in the right process for recording a deed in philadelphia. Thank you for all your help. The deed that needed to be recorded was overnighted yesterday. Stay safe and mask up

I filed a Mechanic's Lien in PA. I appreciate that Deeds.com charges only a one time fee. When I took the completed paperwork to the Prothonotary Office, I paid a $70 Fee, but the staff looked over the documents and though it looked good. I recommend this service.

I found the documents I needed and so many more that I will utilize for business, personal and family needs. Also I made a purchase of an additional document I did not need that serves the same purpose as one I purchased and Deeds.com had no issue refunding the unnecessary document in an unbelievably quick response and refund. I would recommend this document provider to everyone including legal office management.
Thank you for your feedback. We really appreciate it. Have a great day!

Not very helpful since I am married and the example provided is for single person. Nevada homestead requires spouse to sign off on quit claim deed but no guidance provided as to where this acknowledgment is placed on template form. There should be example for married person as well. Had to use another service. Waste of $21.
Thank you for your feedback. We really appreciate it. Have a great day!

First time using Deeds.com and feel that your platform is clear and easy to use. I was also pleased with the messaging center and follow-up and also surprised at how quickly our particular deed was recorded and available to view. Having said that, when I first investigated Deeds.com the fee was $15 and as of 1/1/21 it has increased to $19 which I feel is pretty steep for the handling of 1 simple document especially when the turnaround was basically the same day. Your fee was nearly the equivalent of the cost of the Clerk's recording fee. Perhaps you should offer a fee schedule for those of us who are not volume recorders. Just a thought.
Thank you!
