In South Carolina, the recording of such documents is governed by the South Carolina Code of Laws, Title 30 - Public Records, Chapter 5
Recording Generally. Although the statutes do not specifically mention a "Memorandum of Contract," they outline the requirements for recording any documents that impact the title to real property. These guidelines help protect the interests of all parties involved by ensuring transparency and proper documentation in real estate transactions.

Section 30-5-30. Requirements for recording of instruments.
This section outlines the general requirements for recording any instrument affecting real estate.
Text: No deed, contract, or other instrument in writing required by law to be recorded shall be recorded unless it has been executed in the presence of, and subscribed by, two or more credible witnesses, or acknowledged by the grantor, or proved in accordance with the provisions of law.
Section 30-5-35. Indexing of real property instruments.
This section discusses the indexing of recorded instruments, which is essential for public notice.
Text: All instruments conveying an interest in real property or any interest therein shall be indexed in the grantor and grantee indexes in the office of the register of deeds or clerk of court in the county where the real property is located.
Section 30-5-40. Recording of documents affecting title to real property.
This section specifies the types of documents that can be recorded.
Text: Any deed, contract, or other instrument in writing which conveys, encumbers, assigns, or affects title to real estate or any interest therein, and which is required by law to be recorded, shall be recorded in the office of the register of deeds or clerk of court in the county where the real estate is situated.

Your website advertising was somewhat deceptive regarding doing a quitclaim on a name change.
"If you are transferring the property to yourself under your new name, all you have to do is update the deed from your former name to your current one."
This made this sound easy. But when I downloaded the material for my state, expecting to find an example, there was no example of how to do a name change quitclaim deed!
I therefore had to figure this out myself. You might have provided a warning about certain uses that were not covered in the material so that people know ahead of time that the use they needed to know about wasn't covered in the material.

I find your forms hard to use, inasmuch as the forms cannot be converted to a Word Document. Editing and deleting of extra lines is not possible, making for a deed with large blank spaces.
Document that results is not usable for me.

I downloaded the quit claim deed form and saved it on my computer. I opened it with Adobe and filled it out. The space for the legal description was too small (2 lines only) which did not allow enough room for the long property description that I had.

tl;dr - Bookmarked and anticipating using this site for years to come.
My justification for rating 5/5
1. Provide intuitive method for requesting property records.
2. Cost for records *seems reasonable.
3. They clearly state that interested parties could gather these records at more affordable costs through the county (which was more confusing for an inexperienced person such as myself). I mean, I appreciate and respect this level of honesty.
*I didn't shop around too much because it was difficult for me to find other services that could deliver CA property records.

At first glance, explanations and guidance to fill out the grant deed seems quite direct and no too difficult. I did not see any reference to a mortgagee which I believe needs to be incorporated in a boundary line adjustment (BLA), though not sure
I'll do the actual filling out the form in the next couple of weeks and will be in a better position for a more complete review.
