The form of a quitclaim deed in South Dakota (South Dakota Codified Laws, 43-25-7) requires, among other items, the grantor's signature and an acknowledgment of that signature. The mailing address of the grantee to the quitclaim deed and a legal description of the property being conveyed are both required at the time of recording (43-28-21). A quitclaim deed presented to a county recorder in South Dakota must be accompanied by a Certificate of Value.
Any person holding real estate under the terms of a quitclaim deed as defined in 43-25-11 will be deemed a purchaser in good faith and for a valuable consideration, unless the person had, at the time of execution and delivery of such conveyance, actual notice or knowledge of a prior unrecorded conveyance affecting title to such real property.
An unrecorded quitclaim deed in South Dakota is valid between the parties named in the instrument and those who have notice of it (43-28-14). In order to provide constructive notice to all purchasers or encumbrancers of the contents within, recording of the quitclaim deed with the county clerk in the appropriate county is necessary (43-28-15). Every conveyance of real property is void against any subsequent purchaser or encumbrancer in good faith and for a valuable consideration whose conveyance is first duly recorded. The Property Title in the South Dakota Codified Laws discusses quitclaim deeds and other real estate documents in further detail.

I receive the specific legal forms that I needed as well as a guide on how to fill out the form. Very pleased. I saved $300.00 in lawyers fees by filling out the Quickclaim deed myself.
Thank you for your feedback. We really appreciate it. Have a great day!

The process was easy and cost was reasonable. My only suggestion is to allow user the ability to shorten the space between the county and state and the space after the month. I needed to draw a line at the courthouse before they would file it.
Your feedback is valuable to us and helps us improve. Thank you for sharing your thoughts!

I filled out the Xfer on Death Deed and turned it in to the County Recorder - everything went well. I did NOT like the Huge Print over like a stamp of "DEEDS.COM" on some of the material - it just made it hard to read.
Thank you for your feedback. We really appreciate it. Have a great day!

Hello, I like how easy the form is to follow. I'm unsure however of how to proceed as what I am trying to do is have my name added to the deed so in event of death I have ownership.
Thank you for your feedback. We really appreciate it. Have a great day!

The form was very easy to use and the sample tool you had was very helpful. the only problem i had was saving the document and then trying to find it later. I finally was able to figure out how to save it. but i still cannot find the saved document on my computer. Luckily i printed it before i closed it and did not need to make any changes.
Thank you for your feedback. We really appreciate it. Have a great day!

The form itself was very good and easy to use. The only problem I had was the Sample they provided. Using a different name in every spot doesnt help determine what goes where. Using "Theodore Rockafeller" as Lien Claimant in one spot and Jebediah Finklestein in another then Harvey Johnson in the last spot is confusing if you really need a helpful sample.
Thank you for your feedback James. We will have staff review the completed example to see if we can make it more helpful. Have a great day!

The sample completed form was a big help. While not exactly on point with my situation, it was enough to help me complete it on my own
