A Lady Bird deed, also called an enhanced life estate deed or reservation of a life estate with a general power of appointment, is a useful estate planning tool. When executed, the grantor conveys a life estate in real property to himself, with the remainder conveyed to the beneficiary of his choice, thereby avoiding the probate process. This type of deed enables the grantor to preserve homestead status (if claimed) as well as any deductions, protections, and tax exemptions associated with the real estate during his lifetime. In addition, he retains absolute control over the property, allowing for the option to change the beneficiary or even sell, convey, or mortgage the property before the transfer of ownership goes into effect upon the grantor's death.

descriptions for some areas were longer than what would print out on document - it showed and was visible on the form but would not print out - for example in the legal description. would be nice in fill in areas could be extended as needed

Needed a Limited Power of Attorney form for a real estate transaction in another state. Proper form came up immediately and was fairly easy to complete. I think the sample completed form should have been more completely explained in layman's language instead of legalese (such as person granting permission instead of grantor or something like your name and address and the person who will be signing on your behalf) but since the form was one price no matter how many ways it was printed out, it was fine. I just filled it out several ways and had it notarized and sent it to my sister. Whichever combination is appropriate she and the lawyer will have. I found the site easy to navigate

The download package is very thorough and complete for the Corrective Deed I needed to file. The material is state/county specific and includes a completed example. The price is reasonable compared to an attorney fee from $400 to $600

Thank you for the prompt instructions on the download and installation. The only problem I had was trying to input data into the form once I renamed the form.and saved it. I was unable to change the size of the font and was very frustrated. In the end I finally had to redo the entire form through Word using your format.

I was very impressed. I needed a Grant Deed that would comply with Calif. law. I haven't tried to record it yet, but I think it's spot-on. References to statutes very helpful. I'm a retired Idaho attorney, and my first attempt was politely rejected by the recorder. (documentary transfer fee exemption, etc.)

Your documents were very helpful. I went ahead and filled in all the info for the Release of Lien document. It was easy to do with your example. I had all the necessary info such as plot numbers, etc. for the property and everything fit nicely onto the document. It has been notorized and mailed. My grandparents' Victorian home has new owners who love it and has paid it off. Yeah!!!
