A Lady Bird deed, also called an enhanced life estate deed or reservation of a life estate with a general power of appointment, is a useful estate planning tool. When executed, the grantor conveys a life estate in real property to himself, with the remainder conveyed to the beneficiary of his choice, thereby avoiding the probate process. This type of deed enables the grantor to preserve homestead status (if claimed) as well as any deductions, protections, and tax exemptions associated with the real estate during his lifetime. In addition, he retains absolute control over the property, allowing for the option to change the beneficiary or even sell, convey, or mortgage the property before the transfer of ownership goes into effect upon the grantor's death.

Great service - it was my first time using the service and really recommend it. Due to COVID-19, my County Recorder's Office is closed and I was able to create the document using their vast templates, notarize it, and upload it into the system. I like the basics. The one thing I would recommend changing would be, something that tells me I have actually have submitted my package, or that I can leave at any time without needing to click on a "Submit" button.

Nice service at a fair price. Website is not very user oriented. Messages accumulate in the messages area but are not emailed to the client. If you used the service regularly, it would be more understandable but for a first time or occasional user, the site can be time consuming.

Generally, once the documents are completed and executed they are recorded with the recorder where the property is located.

Although I am sure that the Quit Claim form was acceptable for my county, I felt that it was not formatted in the manor that I have seen while viewing the other deeds recorded. So that forms that I received were not useful to me.

Very straightforward. Only issue was it took a few times for the mineral deed form to show up. The first few times it instead showed a mineral rights transfer between operators.
