Lis pendens are like property liens, and they can make properties unmarketable or non-saleable until they're removed. Notices of voluntary dismissal and release of lis pendens declarations are issued frequently when lawsuits are dismissed.
When a Release of Lis Pendens document is filed it must contain a proof of service which is an acknowledgment of service by the person served or a certificate of service. In some cases, the clerk will permit a document to be filed but will require the proof of service to be filed promptly thereafter. 9.5(d)

Website is easy to use. I ordered the form, filled it out and uploaded it for recording. My only critique is that you can't preview the form before ordering and paying for it. I ordered a Deed of Full Reconveyance form only to find out I needed the Substitution of Trustee and Deedn of Reconveyance form instead. So I wasted $22 on the wrong form.

I found the process of downloading and completing the documents very user friendly. Thank you for the Declare Value instructions. It was easy to follow, though a sample of the declaration form would be very useful. I didn't know how to list my "capacity" so I left it blank so the recorder could advise me.rnOtherwise, thank you so much for being available for people who are capable of completing simple legal tasks without the expense of a lawyer. Using www.deeds.com was super ez even for a non-technical person like me, it saved me lots of time and the instructions and communications were great,I was able to file my deed online in half a day with most of that time taken up by the jurisdiction I filed with processing my submittal.
