Construction projects often demand custom materials that are only suitable for that specific job, due to unique dimensions of the materials or other customized aspects as specified by the customer. These materials are not suitable for use in other projects, except as possible salvage or scrap with a greatly diminished value.
Suppliers of specially manufactured items that are not reasonably suitable for other jobs may serve the Notice of Specially Manufactured Items as set out at Sec. 53.058 of the Texas Property Code. This notice is not required, but under 53.023(2), a person who creates such job-specific materials is entitled to lien, even if the materials were never delivered to the job site.
These claimants must also serve the Notice of Contractual Retainage, along with either a Second Month Notice or a Third Month Notice, warning the contractor and owner about the outstanding debt.
The document identifies the parties and the project, describes the materials, and lists the relevant dates, fees, and payments, if any. The Notice of Specially Manufactured Materials is not recorded in a county public records office and does not need to be verified or notarized. Simply fill out the required fields and send it via U.S. certified or registered mail with a return receipt requested.

I downloaded the Lady Bird deed. The process was quick and easy to download. Just select your county, fill out the form. You will need the property description from your original deed. In my case I had to go downtown Wayne County (Detroit). (Make an appt online). 1st you will have to get the property tax certified to ensure all taxes are paid to date (5th floor at the Wayne County Treasurer office). Give them the form you just filled out and they will stamp certified $5. After that take the form to the Register of Deeds (7th floor) appt needed. $18. Make sure it is properly notarized and all signatures completed. Once approved, they will scan it, stamp it, give it back with a receipt and mail a copy also. All Done. Worked beautifully. My co worker go a lawyer and paid over $250. I just used deeds.com and total for forms and going downtown with notarizing was less than $40 Yea!

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). the deeds and related materials themselves are excellent but the PDF application is awful plus there is no way to customize the documents for specific purposes, so I had to type them from scratch in each instance.
