This power of attorney is durable pursuant to Utah Code 75-9-104 and does not terminate upon the incapacity of the principal(s) It does terminate upon a specific date, that is entered into the form. For Example: This can be used to allow 30, 60, 90 days or more for the purchase to transpire.

I ordered a Quit Claim Deed for my county. Once I read the detailed instructions and filled it out I submitted it to the local Register of Deeds and it was filed on the spot while I waited! Everything went well except that any information that I typed in on the computer download moves upward so that the letters or numbers are somewhat elevated above the line that should be even with the words on the form. I think it will be acceptable to the county recorder, but I don't especially like to submit things that appear uneven. I asked for help but just received a robotic reply that said to take steps that I already had done. So unless you know a way to correct this I likely won't use your forms again.

The forms are extremely helpful. They could use some updating. Promissory note "...in the form of cash, check or money order." is a bit outdated. My note is with my son and we have an automatic bank transfer set up for payments. He could Venmo me. There are many other options and likely to be more changes in the future, so I know this is difficult to maintain.
