Use this form when a Deed of Trust is paid in full, The Beneficiary/Lender sends written notice to the Trustee to reconvey title without warranty to the Grantor/Borrower entitled thereto all of the right, title and interest now held by said trustee.

Reconveyance by trustee.
(1) The trustee of record shall reconvey all or any part of the property encumbered by the deed of trust to the person entitled thereto on written request of the beneficiary, or upon satisfaction of the obligation secured and written request for reconveyance made by the beneficiary or the person entitled thereto.

Unfortunately, it wasn't the information I needed. I wanted something that could remove my husbands name on our deed, because he passed away last month.

I followed the instructions to download the form for my Mac, typed in the legal description of the real property but the space provided for it would not expand so I just typed the form into Word as a document. So far the service seems good, simple to use. One criticism, the password change feature should require the user to re-enter their old password, new password, and re-enter the new password to make sure there is no typos. Thanks.

I needed to create a deed of distribution for my probate case. The instructions as to what was needed on the caption page was lacking. Because of the lack of information I still had to have an attorney review the documents as I didn't feel confident in the instructions given.

It was very easy to set up the account but then everything is very costly. I didn't see any publications that were free to account holders, so as infrequently I have to do a title search, I may as well just hire an online service to do the legwork too.
