The Lis Pendens will contain:
The names of the parties involved
The object of the legal action taken
A legal description of the affected property.
Once recorded the Lis Pendens becomes constructive notice to would be (purchasers and encumbrancers.) After the Lis Pendens is filed any subsequent purchaser or encumbrancer will be bound by the proceedings as if they were a party to the action. Statute 840.10

I appreciated the fact that the forms were by Texas County and I knew I had the right form. The form were fairly easy to complete. I had trouble completing the form because the property description was long and kept disappearing and I had to re-type. It would also have helped it I could have saved and not had to start over every time.

Thank you for your feedback Lanette. In review, it looks like your first payment was declined, second one was approved and processed. What you are seeing is one payment and a hold placed by your financial institution for the declined attempt. We are not sure why they do this but the hold usually falls off after a few day depending on their policy. Straightforward and pretty easy to use. The only downside is that there is no way to contact them directly. The number on the website is answered only by a voicemail with no return calls. Pricing seems fair compared to other services and much more efficient that filing "over the counter."

Your product package was thorough and I am the one who does not know how to use or begin to be interactive with a computer. I wish I had learned long ago....ok your directions appear to be clear but when you are not familiar to the words.....it can and is difficult.....I downloaded the forms and completed them by hand/pen.....I just hope it will be acceptable to the recorder....Thank you
