When a grantor/owner of real estate under a Wisconsin transfer on death deed dies, the named beneficiary or beneficiaries gain the rights to the property by function of law. Even though this transfer is, in theory, automatic, the best way to ensure accurate and up-to-date ownership records is to file a completed and notarized transfer on death to beneficiary form TOD-110 with the register of deeds for the county where the land is located. By recording this document, the new owner formalizes the transfer and provides public notice of the new status.

I am mostly satisfied with my Deeds.Com experience. Not sure if you can do anything about this, but since it is fairly common, I thought the Quit Claim Form would have a section specifically for adding spouse to a deed.

It all started out well, then I was abruptly told that I would have to submit the documents directly to the recording office. No explanation was offered and I wasted a lot of time on your website for nothing. Very disappointing, as the concept of e-recording is what is needed in 2026.
We reviewed your order and our support messages. The document uploaded for recording was a very low-quality scan that did not meet the county’s eRecording image requirements. Our staff asked that a clearer scan be uploaded, but the same image was submitted again.
Because the document could not be processed electronically, we advised recording it directly with the county recorder’s office.
E-recording systems require clear, legible document images that meet county standards. When those requirements cannot be met, recording directly with the recorder is often the fastest option.

The QuitClaim deed does not provide enough space in the Grantor block at the top of the first page. In fact, all blocks should provide more space.
