This Power of Attorney follows the Wyoming "Uniform Power of Attorney Act." (Statutes 3-9-101 through 3-9-403.) (W.S. 3-9-102 (xiv))

Use this form to appoint one or more agent(s) to act on your behalf. Successor, second successor and co-agent(s) may also be appointed. (Unless the power of attorney otherwise provides, each co-agent may exercise its authority independently.) (W.S. 3-9-111(a))

(A Conservator of the principal's estate or guardian of the principal's person) may also be nominated, in the event (protective proceedings for the principal's estate or person are begun) by the court. (Except for good cause shown or disqualification, the court shall make its appointment in accordance with the principal's most recent nomination.) (W.S. 3-9-108 (a))

This power of attorney is (durable) and (is not terminated by the principal's incapacity.) (W.S. 3-9-102 (ii)). Unless you specify otherwise, generally the agent's authority will continue until you die or revoke the power of attorney or the agent resigns or is unable to act for you.
This power of attorney is governed (by the law of the jurisdiction in which the power of attorney was executed.) (W.S.3-9-107)

Going to send them to my Title Company for closing on a property. Save a bunch of money on not have to pay lawyer fees for creating the same legal documents that Deeds.com provided.

A suggestion: Include instructions on how to add your spouse to the deed, rather than transferring completely to a third party

It all started out well, then I was abruptly told that I would have to submit the documents directly to the recording office. No explanation was offered and I wasted a lot of time on your website for nothing. Very disappointing, as the concept of e-recording is what is needed in 2026.

We reviewed your order and our support messages. The document uploaded for recording was a very low-quality scan that did not meet the county’s eRecording image requirements. Our staff asked that a clearer scan be uploaded, but the same image was submitted again.

Because the document could not be processed electronically, we advised recording it directly with the county recorder’s office.

E-recording systems require clear, legible document images that meet county standards. When those requirements cannot be met, recording directly with the recorder is often the fastest option.
