About the Denver County Recorder's Office

The Recording Department in the Office of the Clerk and Recorder has the responsibility of recording documents related to real property situated in Denver County.

All documents recorded are indexed and imaged digitally for archival purpose. Original documents are returned by mail and copies are available after this processing is completed.

In Denver, a consolidated city/county, documents can be recorded over the counter or through the mail. The Recorder's Office does not offer notary services.

Recording Fees

Colorado implemented a significant change to recording fees effective July 1, 2025. Beginning July 1, Colorado will implement a uniform flat recording fee of $40 per document, plus a combined $3 surcharge that includes $2 for the Electronic Recording Technology Board and $1 for the Clerk & Recorder technology fee. This brings the total to $43 per recorded document, regardless of page count.

Documentary fee: $.01 per $100 dollars of applicable sales consideration

Checks should be made payable to the Manager of Finance.

Document Requirements

* Documents should have a 1-inch margin at the top of the page. The bottom margin and each side margin should be .5 of inch.

* Paper should be size 8.5 x 11 inches or 8.5 x 14 inches.

* All deeds need to include a valid name and mailing address for the grantee on the first page of the document.

* Any deed, power of attorney, agreement, or other instrument in writing executed after July 1, 1992 containing a newly created legal description of property shall include the name and address of the person who created the legal description.

Any conveyance document presented for recording shall be accompanied by the Colorado Real Property Transfer Declaration (TD-1000).
