The Grand County Recording Department is responsible for recording and maintaining real estate documents, subdivision and condominium plats, and Uniform Commercial Code documents also know as UCC's. They also accept Land Survey Plats for Deposit.
Recording Fees
$13 for the first page of all recorded documents
$5.00 for each additional page ($10.00 for each additional page on documents larger than legal size)
Documentary fee: $.05 per $500 dollars of applicable sales consideration
Document Formatting Requirements
* Documents must have a top margin of at least 1 inch on all pages. All other margins should be a minimum of .5 of an inch.
* Paper should be 8.5 x 11 inches or 8.5 x 14 inches.
* Typing or computer generated print should be at least 10 point font.
* The grantee's name and address must be on the face of all deeds.
* The purchase price needs to be included on the face of the deed.
* Instruments executed after July 1, 1992 which contain a newly created legal description of real property shall include the name and address of the person who created the legal description.
Any conveyance document presented for recording shall be accompanied by the Colorado Real Property Transfer Declaration (TD-1000).
Every contract for the purchase and sale of residential real property shall contain a disclosure statement in boldfaced type which is clearly legible and in substantially the following form:
SPECIAL TAXING DISTRICTS MAY BE SUBJECT TO GENERAL OBLIGATION INDEBTEDNESS THAT IS PAID BY REVENUES PRODUCED FROM ANNUAL TAX LEVIES ON THE TAXABLE PROPERTY WITHIN SUCH DISTRICTS. PROPERTY OWNERS IN SUCH DISTRICTS MAY BE PLACED AT RISK FOR INCREASED MILL LEVIES AND TAX TO SUPPORT THE SERVICING OF SUCH DEBT WHERE CIRCUMSTANCES ARISE RESULTING IN THE INABILITY OF SUCH A DISTRICT TO DISCHARGE SUCH INDEBTEDNESS WITHOUT SUCH AN INCREASE IN MILL LEVIES. BUYERS SHOULD INVESTIGATE THE SPECIAL TAXING DISTRICTS IN WHICH THE PROPERTY IS LOCATED BY CONTACTING THE COUNTY TREASURER, BY REVIEWING THE CERTIFICATE OF TAXES DUE FOR THE PROPERTY, AND BY OBTAINING FURTHER INFORMATION FROM THE BOARD OF COUNTY COMMISSIONERS, THE COUNTY CLERK AND RECORDER, OR THE COUNTY ASSESSOR.
