Real property documents pertaining to property located in Mesa County can be taken to the Recording Department.
Recording Fees
Colorado implemented a significant change to recording fees effective July 1, 2025. Beginning July 1, Colorado will implement a uniform flat recording fee of $40 per document, plus a combined $3 surcharge that includes $2 for the Electronic Recording Technology Board and $1 for the Clerk & Recorder technology fee. This brings the total to $43 per recorded document, regardless of page count.
Documentary fee: $.05 per $500 dollars of applicable sales consideration
The consideration amount must be clearly marked on the deed and the transfer declaration. Some documents may be exempt from this fee.

Document Requirements
* Documents should be submitted on 8.5 x 11 inch white paper.
* In order to be recorded, documents must be legible. Black ink with a minimum font size of 12 point can be used to ensure legibility.
* All documents presented for recording must have a top margin of at least 1 inch. Left, right, and bottom margins should be a minimum of .5 of an inch.
* On the front or back page of a document that is being mailed in, a complete return address should be provided.
* Instruments containing a newly created legal description of real property shall contain the name and address of the person who created the legal description. The street address or comparable identifying numbers, as well as the assessor's schedule or parcel number should immediately follow or precede the legal description.
* A name and address should be provided for the grantor and grantee.
* The total consideration paid for the real property should be included in the document.
* Any deed or other instrument relating to or affecting the title to real property shall be acknowledged substantially in accordance with the form described in the Colorado Revised Statutes 38-35-101.
* Deeds written in a language other than English will not be recorded without an English language translation.
* If a documentary fee applies to a deed, it cannot be recorded unless the documentary fee has been paid and evidence of its payment has been stamped on the deed by the County Clerk and Recorder.
* The entire document must be completed and signed before a notary before it is taken in to be recorded.
