Document Requirements

* The document must be legibly printed or typed in blue or black ink on white paper that is either 8.5 x 11 inches or 8.5 x 14 inches. A whole document legibly printed in blue or black ink, meeting all other document standards, will be recorded as standard. A whole document that is written in cursive is non-standard. If a document includes highlighting, it will be recorded as non-standard.

* Margin requirements are 3 inches at the top of the first page and at least 1 inch at the top and bottom of each subsequent page. Side margins should be at least 1/2 an inch. If an insignificant portion of a signature (such as the tail end of a letter) extends into the margin, the document will still be standard. If a portion of the signature in the margin is a designation such as Jr., Sr., II, III, etc., these designations will be considered significant and cause the document to be non-standard.

* In the upper left-hand corner of the first page, provide the name and address of the person to whom the document is to be returned. This can be legibly printed in ink or typed. The document will be nonstandard if no return address is listed in the upper left-hand corner of the first page. Documents will be returned to the address listed in the designated section. If the submitter would like the document sent to an alternate address, it must be written on the document before it is recorded.

* Except for page numbers or other administrative designations, all margins must be clear of all markings.

* The grantee's address must be legibly printed or typed in blue or black ink.

* If a document conveys an interest in real property, a legal description of the real property must be provided. A street address is not a legal description, nor is a deed reference. The full metes and bounds description or subdivision with lot number or certificate of survey number must be included on the document. Substitutions of trustee do not need a legal description, just a reference to a previously recorded document.

* On any document with more than one page, provide the names of the parties to the conveyance on the first or second page.

* A notary acknowledgment is exempt from the color and margin requirements. The notary seal must be legible.

RECORDING FEES

To record a standard document, the fee is $7 for each fraction of a page.

A document that does not meet the margin requirements is considered nonstandard and the fee for recording is $11 per page for the first five pages and $7 for each subsequent page.
