About the Grafton County Recorder's Office
The Registry of Deeds handles all recording and maintenance of property records in Grafton County.
Recording Fees
A deed or a mortgage is $12 to record the first page. Each additional page is $4.
An assignment of mortgage is $12 for the first mortgage assignment and $4 for each additional page.
TRANSFER TAX: The rate of the tax is $15 per $1,000 or fraction thereof of the rate or consideration for sales, grants, or transfers; except that where the price or consideration is $4,000 or less there shall be a minimum tax of $40.
Payment is to be made at the time of recording. Return postage fees must be added to the total recording price for each document. Personal checks are not accepted.

* Clean white 20 pound paper should be used. Sizes accepted for recording are 8.5 x 11 inches and 8.5 x 14 inches. 8.5 x 11 inches is preferred, but is not required.
* 10 point Times New Roman font should be used, and document should be printed in black ink.
* Signatures can be in dark blue or dark black ink. Reduced print is not acceptable.
* Seals should be impressed on the document firmly and clearly. Justice and notary expirations should be printed clearly in black ink. The name of the justice should be printed legibly or typed underneath the signature.
* Original documents with original signatures only are accepted. A certified copy may be accepted at the Register's discretion if the original document is on record in another government office.
* The first page should have a top margin of at least 3 inches to allow space for docket markings. All other margins must be a minimum of 1 inch.
* Objects should not be attached or glued to pages. Continuous forms or permanently bound sheets should not be used. Additionally, do not make use of highlighting in the document. Attachments or documents can be included by writing "See exhibit A" or "See attachment."
* Documents of conveyance need to list the latest mailing address of the grantee.
* In the first sentence of the first description paragraph, list the names of all municipalities in which the property is located.
* The name of each person signing the instrument as party to the transaction should be written or typed underneath the signature.
A deed in substance following the form appended to this section shall, when duly executed and delivered, have the force and effect of a deed in fee simple to the grantee, heirs, successors and assigns, to their own use, with covenant on the part of the grantor, for himself or herself, heirs, executors and administrators, that, at the time of the delivery of such deed, the grantor was lawfully seized in fee simple of the granted premises, that the said premises were free from all incumbrances, except as stated, that the grantor had good right to sell and convey the same to the grantee, heirs, successors and assigns, and that the grantor will, and the heirs, executors, and administrators shall, warrant and defend the same to the grantee and heirs, successors and assigns, against the lawful claims and demands of all persons.
