I used the \"personal representative\'s deed.\" There were a few errors, after I went to record it at the county recorder\'s office. For #7, it should\'ve stated \"The estate of Joe Schmoe, hereby grants Mr. Personal Representative.....\" instead of, \"I Mr. Personal Representative, as personal representative, hereby grant to personal representative....\" \r\n\r\nThe person at the recorder\'s office said you cannot state \"you are granting property to yourself.\"\r\n\r\nJust fix that, and everything else is fine.

The release of mortgage form was OK, and accepted at the recorder\'s office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.

Very straightforward. Only issue was it took a few times for the mineral deed form to show up. The first few times it instead showed a mineral rights transfer between operators.

Was driven to this site by the county website. It took a bit of work having to create an account, etc. The example was useful; however the example only showed both parties in the same county, nor did the instructions mention anything about differing counties. This caused an oversight on my part.

I appreciated the fact that the forms were by Texas County and I knew I had the right form. The form were fairly easy to complete. I had trouble completing the form because the property description was long and kept disappearing and I had to re-type. It would also have helped it I could have saved and not had to start over every time.

I used the Oklahoma Gift Deed transferring property intra-family, and found it easy to complete. I could not find an Oklahoma Affidavit for the new law re citizenship verification, 60 O.S. Sec 121 and found it at another site that was not a fill in online. Oh well. Site was easy to navigate.

My overall experience was positive. Little trouble uploading documents but resolved. I had two mineral deeds to file in Arkansas, two different counties, exactly the same form, only difference being property description; one was completed, one was canceled. I emailed to inquire why and the reply was in an automatic email indicating that email address was not monitored and if further action would be taken on Deeds.com part, I would be notified. Other than that, I would recommend their services to avoid using snail mail.

The forms, and other information, are all excellent.\r\nI would be giving a 5-star review if it were not for the fact that downloading a \"bundle\" about quitclaim deeds required I download every single file independently (15 files). I would far prefer a zip file, or one click to download the whole pile of independent files.

The process for obtaining document itself was easy, and the included guide and example are great! \r\nI do have an issue with the format itself, though. The form has pre-defined text boxes, which cannot be altered without partially rebuilding the entire document. For the \'property description\' field on the Mineral Deed form, the text box is not large enough for the rather lengthy legal description entered on my original plat.\r\nFortunately, I have a copy of Adobe Pro, so I have been able to re-build the doc to accommodate this short-coming.

We understand and appreciate your concern regarding the formatting and size limitations of certain fields, especially the 'property description' field. Our forms are designed to adhere to specific formatting requirements that are often mandated for legal compliance. Making direct alterations to the document can result in them becoming non-conforming, which is why we advise customers to use an exhibit page when their legal description is extensive or does not fit.

I guess I got what I paid for. The site said I would be able to download blank PDF forms that I could fill out on my computer. I expected fillable forms, like I download for taxes. Instead the forms I got could only be completed by using Adobe Sign and Fill tools. These are much harder to use than fillable forms.

We aimed to handle a survivorship affidavit (deed change) without a lawyer following my dad's death. After some searching, deeds.com seemed to have the most comprehensive and "correct looking" form we could find for our locale, so we went with it, and it was accepted by our recorder's office. I'm not sure why our local government office doesn't offer a standard form, but they don't, and deeds.com came through for us in a pinch.
