All possession of real estate, tenements, and hereditaments in Arkansas can be transferred by a deed in writing. A grant deed in this state is often used by an owner of real property to grant all his/her interests and rights in the property to another person or entity.
A duly executed grant deed contains the guarantees that the grantor has not conveyed the land to any person other than the grantee and that the grantor has not encumbered the property with a lien. A grant deed in Arkansas is similar to a warranty deed, but does not include the further assurances that are present in a warranty deed ( 18-12-102).
A grant deed in this state must be duly acknowledged or proved by an authorized officer before it can be accepted for recording ( 18-12-201). All grant deeds and other instruments in writing for the conveyance of real estate are required to be acknowledged or executed in the presence of two witnesses who are not otherwise involved in the transaction, or acknowledged by the grantor in the presence of two such witnesses, who should then subscribe the deed. If the witnesses do not subscribe the grant deed as described at the time of execution, the date of their subscribing it should be stated with their signatures ( 18-12-104).When a court or officer takes proof or acknowledgement of a grant deed, they must have a certificate of the proof or acknowledgment endorsed on the instrument ( 18-12-205).
All deeds, including grant deeds, by which the title, in law or in equity, to any real property within the state is affected, which are required by law to be acknowledged or proved and recorded will be constructive notice of the contents to all persons from the time the deed is recorded in the office of the county recorder in the county where the property is located. A grant deed will not be good or valid against a subsequent purchaser of the same real estate for a valuable consideration without actual notice thereof or against any creditor of the person executing such an instrument containing a judgment or decree which by law may be a lien upon the real estate unless the grant deed, duly executed and acknowledged or proved as required by law, is filed for record in the office of the county clerk in the county where the real estate is located ( 14-15-404).

I would make just two suggestions.
(1) Create and example showing multiple grantor(s) and
(2) In the same example, show where and estate is conveyed to two or more people.
It would help in knowing the correct format.

Highly Pleased- Strongly Recommend Deeds.com Long review... sorry:-) Originally I was very skeptical due to the enormous amount of the scams going on now days and the number of online sources that "claim" to provide you with deed forms for free or for a few. Nothing that you need and want done is free. There is always a cost. So luckily I came across deeds.com. This was the only site that appeared to be simple, to the point, and made no crazy promises. So before selecting this site, I did a little more checking around/price checking to ensure I am getting the best price for the product I needed. I even checked Staples and Amazon to find that they do indeed sell these forms but I do not think the products they provide are specific for my state and county. They claim their forms provided are for all states but my state is specific and I prefer to have forms provided by Deeds.com that is based on Indiana statute that Deed.com clearly identifies on each form. Deeds.com price of $20 seemed a little high at first but when I saw the products provided, the $20 cost is more than reasonable and fair. You not only get the deed form specific for my state and my specific "county" but also the other various/supplemental forms that may be required. Being familiar with my state and knowing how tedious and anal my state is on everything, I was pleasantly please to see the info and extra supplemental forms provided. For example, a person new to the State who recently had property deeded to them, would not necessarily know about the Homestead tax exemption provided if property is your primary residents, over 65 exemption etc. I would highly recommend this site for anyone needing these documents because Deeds.com has you covered on any and all forms/info you could ever need! A bonus is that there is one flat fee and not monthly cost that you have to worry about canceling later unless you superficially select a monthly package. I love the fact that Deeds.com is nothing fancy. There is not a bunch of elaborate graphics etc. They only provide what you need and what they provide is very accurate. Deeds.com has a customer for life.

I found the process of downloading and completing the documents very user friendly. Thank you for the Declare Value instructions. It was easy to follow, though a sample of the declaration form would be very useful. I didn't know how to list my "capacity" so I left it blank so the recorder could advise me.rnOtherwise, thank you so much for being available for people who are capable of completing simple legal tasks without the expense of a lawyer. Overall positive experience; especially liked immediate access to downloaded documents and instructions. My only concern was lack of adequate space in portions of your beneficiary deed blank form which then required me to use 3 exhibits to complete all necessary documents for the county recorders office.
