When debt secured by a mechanic's lien is paid by a property owner, the claimant is required to enter a satisfaction or release of lien in the office of the clerk of court within 10 days' receipt of payment pursuant to Ark. Code Sec. 18-44-131.
Arkansas does not have a statutory form for release of lien. Even so, entering a release into the public records provides an end point for the recorded lien. This helps to preserve a clear chain of title, which is important for future transactions involving the property.
The release of lien document should contain enough information to clear the encumbrance of the claim of lien from the property title. The release names the property owner and the claimant releasing the lien, and references the claim by instrument number and date of filing. Because the instrument affects real property, a legal description of the parcel is recommended so that the property may be identified correctly.
The lien claimant must sign the release in the presence of a notary public before recording the document in the circuit clerk's office where the property is located. Documents submitted for recording must meet Arkansas's standardized form, the requirements of which are located at Ark. Code Sec. 14-15-402.

Being new at this, the system was somewhat difficult to understand at first. It took a couple of tries before I got it. It seems to be somewhat slow as well. However, it's a wonderful idea to have documents recorded from the comfort of your home, especially in the times that we are in with COVID19. The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem. Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description! Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.
