This form is used for the purchase of real property located in Arkansas. The principal designates an agent and empowers him/her to act in all necessary legal documents including contracts for sale, deeds, mortgages, promissory notes, settlement statements, affidavits, and other documents with regard to all matters concerning the PURCHASE of a specific property. The Limited Power of Attorney is durable and shall not be affected by the principal's disability, incompetency, or incapacity although an expiration date can be set by the number of days the power of attorney stays active after its execution or by written revocation pursuant to Ark. Code Ann. 18-12-501 et seq.

The process for obtaining document itself was easy, and the included guide and example are great! I do have an issue with the format itself, though. The form has pre-defined text boxes, which cannot be altered without partially rebuilding the entire document. For the 'property description' field on the Mineral Deed form, the text box is not large enough for the rather lengthy legal description entered on my original plat. Fortunately, I have a copy of Adobe Pro, so I have been able to re-build the doc to accommodate this short-coming.

Our forms are designed to adhere to specific formatting requirements that are often mandated for legal compliance. Making direct alterations to the document can result in them becoming non-conforming, which is why we advise customers to use an exhibit page when their legal description is extensive or does not fit.

I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day. Great service ! Hawaii is not a "forms state" so unfortunately the public has no way to get templates on our local gov site but deeds.com to the rescue. As good as any of the rip off document services on the internet. Received the documents through download, were as described. Not as cheap as driving to the courthouse and getting them for free, but easier than doing so.
