What is an Arkansas Lis Pendens?
A Lis Pendens is notification of a pending suit. This notifies potential buyers that the property is under pending litigation and that they would be subject to the outcome of said litigation if they purchased the property. This in effect puts a cloud on the title. [ It shall be necessary for the plaintiff or any one (1) of the plaintiffs, if there is more than one (1) plaintiff, or his or her attorney or agent to file a notice of the pendency of the suit, for record with the recorder of deeds of the county in which the property to be affected by the constructive notice is situated. 16-59-101]
An Arkansas Lis Pendens must contain:

General Object of the case

Names of Parties to the suit
Style of the Court where suit is pending

Well, we are 10 days from leaving the country for months and needed to notarize and record deed changes to our rental properties. We worried about USPS, UPS, DHL, etc. and hardcopies in the County's bureaucrats' hands. Soooo, we learned of Deeds.com from the County web site via one of the bulk digital recorders telling me about Deeds.com. Hit their site, read their instructions, concluded my tiny brain and decrepit abilities could handle the chore. WITHIN AN HOUR OF UPLOADING EVERYTHING INCLUDING C.C. FOR PMT IT WAS RECORDED AND I printed out copies. WORTH the $$ in speed, convenience and PEACE of mind. Pardon the loud trumpeting.

The DOCUMENT AND INFORMATION WAS JUST WHAT I WANTED AND NEEDED. HOWEVER, NAVIGATING THE ON LINE PROCESS WAS A PROBLEM.. AT ONE POINT IT LOOKED LIKE I HAD PAID FOR THE PRODUCT AND LOST CONTACT WITH THE SYSTEM. I FINALLY GOT TO PRINT WHAT I PURCHASED. FOR SUCH I WOULD ONLY GIVE A FOUR STAR RATING.

I was in despair as I needed to file two (2) very important documents with the County. Due to Covid the office was closed and my only recourse was to E-Fie with a service provider. I was fortunate enough to hear about Deeds.com. They were specific, courteous, patient and most of all productive. My documents will take awhile for the final filing but that is because the County happens to have a slow turn around time. Otherwise, I am now relieved that this part is over. Thank you Deeds.com. It's useful to have forms specific to the County as well as the State. The examples are also helpful, but it would be even more helpful to see an example of a complete and successfully filed package. I will go the County Recorder's Office to see if I can find an example there.

One thing I would suggest that could be changed is the last page because we have a trust and I had to retype that page to include the trust and both trustee's signatures.
