When a mortgage has been paid in full, it is customary for the borrower to request a Satisfaction of Mortgage. When this happens, the current lender will record a "Satisfaction of Mortgage", which notifies the world the lien has been released, cancelled, and discharged from the subject property. Occasionally the lender does not or can not record a Satisfaction of Mortgage. This can be detrimental to the borrower, adversely affecting refinancing, selling and credit ratings- just to name a few. After 60 days an Attorney or Licensed Title Agent can use this "Satisfaction Affidavit" to satisfy the mortgage.
18-40-104 (e) If a person receiving satisfaction does not, within sixty (60) days after being requested, acknowledge satisfaction as stated in subsection (a) of this section or fails to cause the trustee to reconvey the property as stated in subsection (c) of this section, then, in addition to the rights provided in subsection (d) of this section, a satisfaction affidavit may be recorded in the county where the lien is recorded which shall have the same effect as an acknowledgment of satisfaction as stated in subsection (b) of this section or a reconveyance of the property as stated in subsection (c) of this section.
(f) A satisfaction affidavit may be executed and recorded by a:
(1) Licensed attorney who prepared the original mortgage or deed of trust;
(2) Licensed attorney who represents the person making or having received satisfaction; or
(3) Licensed title agent employed by a title company that tendered the satisfaction on behalf of the person making satisfaction.
(g) A satisfaction affidavit shall:
(1) Be sworn to and acknowledged before a person authorized to administer an oath under the laws of this state;
(2) Conspicuously identify in its title that it is a "Satisfaction Affidavit"; and
(3) Contain the following information concerning the satisfaction:
(A) The names of all parties to the original instrument;
(B) The recording information, including the recording date of the original instrument;
(C) The date of payment and the amount paid to satisfy the indebtedness; and
(D) That more than sixty (60) days have elapsed since the request for the acknowledgement of satisfaction.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). Fairly easy to use. I had to really search to get some info. I had to use the Exhibit feature because the description box was way too small and I ended up re-typing it. The package had good and useful links. The County Clerk looked at it and said, "I see you used an online form, and that's OK, but..." and proceeded to show me a couple of things that were left out. They recorded it with no problems.

The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem. Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description! Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.
