In California, the document notifying a property owner and the public about a pending lawsuit regarding that property, is called a Notice of Pending Action. The statutes primarily governing the recording of a notice of pendency of action are found at Code Civil Procedure, sections 405--405.61.
What happens, though, when the case is resolved? At that point, the plaintiff (individual who filed the suit) files a release. This action serves as notice of the resolution and clears the title. The Release of Notice of Pending Action in California is governed by the provisions of Code of Civ. Proc. section 405.50.
The release form identifies the parties and the property. It includes references to the pending lawsuit and the relevant dates. Before recording, the release form must be signed, in the presence of a notary public or other authorized official, by the party that recorded the original notice of pending action, or their successor in interest. Submit the release to the office of the recorder for the county in which the original lis pendens was recorded.

I ended up loading the same file twice and was unable to delete one of them. I did send e request in to have one deleted and I did get a response back that only one file was processed. This was done in a timely manner but required more additional time. It would have been nice to be able to delete the file myself and finish the process at the same time. The process was fast and efficient. I did get a bit confused after entering info for my package but soon realized I had completed this part of the process and only needed to leave the page and wait for review of the document and then the invoice. I did not like the size of the Warranty Deed form which took 2 pages to print. It should be no larger than 8 1/2 by 14 inches. I did not like that I could not reformat it to be smaller, could not eliminate unused lines, could not delete the excessive 4 signature lines, could not copy or paste into text editor. Very unsatisfactory rating.

My rating is not a 5. Although it had good instructions, it would NOT print the whole document no matter how many times I inputted the names. I ended up writing it in to complete. I also recommend putting it on one page. I had to pay an additional fees per page and if I had to notarize it, why did I have to find 2 witnesses as well. I deserve a discount for the time I spent repeatedly putting the same data. I was trying to save money since Im on social security only. It didnt. Get it to work correctly
