b. That the property was not encumbered during the time the grantor held title, except as otherwise noted in the deed.
In a special Warranty Deeds the grantor may include additional warranties but they must be specifically stated in the deed.

Very satisfied. Download was easy, completing the form was easy, got our signatures notarized and submitted it to the register of deeds. The only item was that the register of deeds did not immediately recognize the TOD deed form as the usual form they receive. After carefully reviewing all the information and wording on the deed she accepted it.

unbelievable Deeds Rocks Start to finish 2=Day Recommended by Coconino County Recorders office in Arizona there were incomplete sections. I would correct and resubmit . All done Yeah!!!!!!
