Questions answered? Let's get started!

In Colorado a Lis Pendens should only be filed after a lawsuit affecting title to real property has been initiated. The Lis Pendens gives constructive notice to the world that litigation is pending and if you buy the property you are subject to the outcome of said litigation. This in effect puts a cloud on the title and discourages any transactions of said property. In general, the law that governs Colorado Lis Pendens is CO Rev Stat 38-35-110.

A Colorado Lis Pendens shall contain:

The name of the court where such action is pending

The names of the parties to such action at the time of such recording, and

A legal description of the real property.

A Colorado Lis Pendens should be recorded in the office of the county clerk and recorder in the county or counties in which the real property or any portion thereof is situated. Example: If a property spans two counties, record a Lis Pendens document in each county.

(Colorado Lis Pendens Package includes form, guidelines, and completed example) Formatted to meet Colorado recording requirements.

Important: Your property must be located in Bent County to use these forms. Documents should be recorded at the county recording office listed above.

This Lis Pendens meets all recording requirements specific to Bent County.

Multiple attempts to straight answers to very simple straight forward questions about why my submission is not being accepted have gone unanswered. It's been two days and no answer that solves my problem.

Sorry we were unable to assist you Joseph. We do hope that you find something more suitable to your needs elsewhere. Have a wonderful day.

Nice site, easy to maneuver around, and walks you thru completing forms. However, at the end, the forms listed poorly explained. It would be helpful to have better explanations of the forms so people know which forms they really need to download.

Deeds.com made it so easy to file my paper work with the county. It saved me half a days travel and cost me about a tank of gas. This service was well worth the saved travel time and energy. I would highly recommend this service to other individuals. The other companies I spoke with only service law firms, title companies & banks etc. Thanks deed.com, I'll be back and will refer all my friends too.

I am confident that the service they provide for us is the absolute best anywhere. Because of Deeds.com, we look great to our clients and our people enjoy a level of trust that other firms do not offer them.

This service is WONDERUL. I spent 14 years trying to get a deed recorded properly. Deeds.com kept submitting and resubmitting after corrections until it was finally accepted. They did in one day what I couldn't get done in 14 years!

I found your site easy to use, though I would prefer an option to download to MWords but Adobe works well. The cost is very, very reasonable and provides documents I didn't know were needed. I would recommend this to anyone trying to deal with legal documents.

The warranty deed form, the explanation and the example were well worth the price, as they gave me more confidence I was filling the deed out correctly. I cross referenced all of it with the county registrars website and the previous warranty deed.

Was a bit skeptical because I'd never heard of it, but just got something submitted and confirmed recorded in less than 24 hrs. UI could use some work but other than that, straightforward and works!
