In Colorado, the person approved or appointed by the probate court to administer a decedent's estate is called a personal representative. The personal representative has a fiduciary duty to settle the decedent's estate, including devising real property to rightful heirs or distributing real property pursuant to the laws of intestate succession set forth in the Colorado Probate Code.
Use the personal representative's deed of distribution to transfer real property to a devisee (someone designated in a will to receive the decedent's property) or an heir (a person, including the surviving spouse, entitled under statutes of intestate succession to receive the decedent's property).
The personal representative's deed does not warrant against title defects preceding the appointment of the personal representative.
Additional documents, including letters of administration or letters testamentary, may be required. Consult an attorney with questions regarding the probate process and personal representative's deeds in Colorado.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). It works pretty well, had trouble with the word December. It printed out Decedmber with weird spacing but I think it will be ok.

It was convenient to be able to download the deed template, instructions, and a completed sample deed all from deeds.com. I was able to complete my deed with little effort. My only complaint is that the editable fields in the pdf document are of fixed size, leaving some large spaces within a sentence, for example: Executed on this 1st day of July ,2020. This makes the printed document look a little peculiar.

descriptions for some areas were longer than what would print out on document - it showed and was visible on the form but would not print out - for example in the legal description. would be nice in fill in areas could be extended as needed
