Releasing a Lien in Colorado
Colorado law doesn't provide for any mandated documents to release a lien, so how can a claimant (someone who filed a claim for lien against a property owner) accomplish this? When a lien has been satisfied, or needs to be released for any other purpose, use a lien release form.
The lien release form contains information about the lien claimant, the underlying mechanic's lien, and the property charged with the lien. By recording the document, the clerk at the recorder's office can locate the original lien and mark it as "discharged."

I am a lawyer and purchased a specialized type of deed for a special scenario. The product received was functional, but not great. Wording is slightly clunky and the form layout was not convenient for making a professional final product. The wording also didn't contemplate a remote-state probate, which is a common scenario. Something about the PDF prevented me from doing cut and paste, so I had to do OCR to get the relevant text for inserting in my existing draft deed. Finally, while the site claims it is customized for the exact state and county, it does not appear to be well-customized for that purpose and I had to use other language (not sourced from the deeds.com document) to meet local norms.

After my county rejected a deed from another company, I researched better and purchased my Lady Bird Deed from Deeds.com. Very simple, received everything immediately. Printed out sample and guide sheets and filled out my deed. Very thorough and easy to understand. All the additional forms were awesome. And the best part is, my county recorded my deed this morning! This was an excellent service to amend a deed. It was a little frustrating at first, but well worth it, as they review your documents before submission to your "Recorder of Deeds" to make sure they are not rejected. Would definitely use them again.
