Releasing a Lien in Colorado
Colorado law doesn't provide for any mandated documents to release a lien, so how can a claimant (someone who filed a claim for lien against a property owner) accomplish this? When a lien has been satisfied, or needs to be released for any other purpose, use a lien release form.
The lien release form contains information about the lien claimant, the underlying mechanic's lien, and the property charged with the lien. By recording the document, the clerk at the recorder's office can locate the original lien and mark it as "discharged."

The instructions and example for filling out the form were very clear and detailed making the whole process fairly easy. An attorney I talked to wanted $200 to fill out this simple form. It worked great- I had a little trouble at first with the site, figuring out where to do what, but the form was much better than the one we purchased at Staples, loved being able to fill out with the computer. We did need the other form as per the screen prior to ordering but couldn't figure out which one. The ladies at the recorders were great too.

This is an initial review of Deeds.Com and the ordering process for their Quit Claim package for Virginia. The ordering process was very easy and the price seems reasonable for what you get. I have reviewed and downloaded all my forms, but have not used them yet. Thus far I am pleased with the product and the process.
