A personal representative uses a deed of distribution to transfer title to a decedent's real property to heirs (distributees) entitled to receive it. A distributee is anyone who receives a decedent's property other than as a purchaser or creditor (I.C. 15-1-201(11)).
Deeds of distribution are executed and recorded as evidence that the distributee has received the decedent's title to the property when the decedent has died intestate (without a will). See I.C. 15-3-907.
In addition to the standard state and local requirements for deeds in Idaho, personal representative's deeds might need additional information about the decedent, the representative, the court case, etc. The deed quitclaims the grantor's title and offers no warranty. Record the executed deed, along with any fees and supporting documentation, in the office responsible for maintaining the land records of the county where the property is located.
Probate can be complicated, so consult an attorney with questions regarding estate administration and conveyances of real property in Idaho.

I am a litigator based in Lee County that rarely needs to record deeds or mortgages. However, at times, the settlement or resolution of a dispute results in the conveyance of real property. I ended up in a situation where a deed to real property in Bradford County needed to be recorded on behalf of a client. My usual e-recording vendor does not include that County. Registering with Bradford County's regular e-recording vendor would have required an expensive and unnecessary annual fee. Deeds.com was easy to use, inexpensive and fast. Found the forms I needed but had to type these out my self in Word since these forms do not allow any information to be saved. I understand you want this to be proprietary information but you failed to deliver a usable product. I printed this template and built my own in microsoft word. Good examples and instructions with poor execution. I lost hours of typing and nearly lost real estate deals due to these documents not being in a format ready to use. Will be using another service next time or buying these as guides alone.
