Use this form to correct an error in a fee simple, quitclaim, or joint deed of conveyance in Indiana, thus eliminating potential title flaws.
In Indiana, a previously recorded deed can be corrected by recording a second deed, called a correction or corrective deed. The sole purpose of such a document is to prevent potential title flaws, which may create problems when the current owner attempts to sell the property to a third party. The correction deed does not convey title but confirms the prior conveyance. For the most part it reiterates the prior deed verbatim, except for the corrected item.
The errors usually adjusted by a corrective deed are minor omissions or typographical mistakes, sometimes called scrivener's errors. Among those are misspelled names, omitted or wrong middle initial, a minor error in the property description, or an omitted execution date.
The corrective deed must state that its sole purpose is to correct a specific error, identified by type. For example: an error in the grantor's name, or an error in the grantor's marital status. The latter might also require an additional signature by the grantor's spouse in the acknowledgement section of the deed. The Indiana sales disclosure form is not required with a deed that does not transfer title, such as a correction deed.

I downloaded the Lady Bird deed. The process was quick and easy to download. Just select your county, fill out the form. You will need the property description from your original deed. In my case I had to go downtown Wayne County (Detroit). (Make an appt online). 1st you will have to get the property tax certified to ensure all taxes are paid to date (5th floor at the Wayne County Treasurer office). Give them the form you just filled out and they will stamp certified $5. After that take the form to the Register of Deeds (7th floor) appt needed. $18. Make sure it is properly notarized and all signatures completed. Once approved, they will scan it, stamp it, give it back with a receipt and mail a copy also. All Done. Worked beautifully. My co worker go a lawyer and paid over $250. I just used deeds.com and total for forms and going downtown with notarizing was less than $40 Yea!

Forms are good. But need to be able to fill in information and blanks so these can be filed. Disappointed.

The form I needed was correct and paginated as required. It was accepted w/o penalties. I was not happy about the information which I found way too scant. One sample form does not cover enough possibilities, more would be helpful. The instruction page is a bit better but sometimes it is not clear enough - sometimes it is not clear what the numbered items in the form correspond to. There is no guidance about the process and it would take very little to provide it. Example about "description", say where to find. There is a bunch of "free forms" attached but no guide on which are needed and when. Example: at the counter I was given a paper "conveyance" form and asked to fill it - I did not know it was needed and what it did and so I had not d
