When the decedent dies testate (with a will) naming a personal representative (PR) of his or her estate, the PR is called an executor. An executor may need to sell the decedent's real property to raise money to pay the estate's debts or for other reasons in the best interest of the estate.
If the decedent's will includes a power of sale, a simple executor's deed may be used to convey real property from the estate. The deed requires a recitation of facts concerning the executor, the decedent, and the subject property being transferred, and must be signed in the presence of a notary public and is subject to requirements for conveyances of real property in Kansas.
Supplemental documentation, such as a real estate sales validation questionnaire, may be required, depending on the transfer. Consult a lawyer with questions about estate administration in Kansas.

Forms easy to download but experienced problems trying to type in my information into the forms. Then when I went to print a form, Adobe wanted to charge me for printing. I ended up printing the blank forms and then filling them out manually.

The DEEDs website is very easy to navigate and find the required documents. I have not yet had an opportunity to review the documents I purchased and downloaded. The Mineral Deed transfer form was pretty good. Could have used more info in the guide about where to find legal property descriptions and source of title. Also more space on the pdf for entering return addresses - there was room for only one; I needed three. I will be sending the form to the County Courthouse soon. I hope it works.

I found this site a must. It provided all the forms I needed to file a Quit Claim Deed. I filed what use to be called a Quick Claim Deed 30 years ago. You only had to file the one form. Today it is called a Quit Claim Deed. The pack provided forms that I had no idea had to be filed with the Quit Claim Deed. I would not have known this otherwise if the option hadn't presented itself. I haven't used the forms yet, but was at the county recorders office and they looked at it and said it looked fine. The instructions were easy to read and the forms easy to complete and save for a next time, if there is need.

I thought the instructions could have been a little better. I didn't know how to do this if the spouses are married but living in separate residences. Also I didn't understand the "Prior Instrument Reference". That should be explained better. Very sketchy instructions.
