An administrator's deed is a fiduciary instrument used in estate administration to transfer real property pursuant to laws of intestate succession. An administrator is a personal representative selected by the probate court to administer a decedent's intestate estate.
Use an administrator's deed to convey interest in real property to a grantee with a special warranty. This type of warranty affirms that, while the grantor/administrator controlled the property, she never acted in a way to change the status of the title.
In addition to meeting state and local standards for real estate deeds, administrator's deeds also include details about the decedent's probate case. A court order for sale is required before a transfer can be made. Supporting documentation, such as an affidavit of real property transfer under KRS 382.135(4), is required before an administrator can record the deed in the office of the county clerk.

Deed.com is AMAZING! I only had about 2 weeks to get my quit claim deed recorded by my county office before my refinace due date approached. This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). It's useful to have forms specific to the County as well as the State. The examples are also helpful, but it would be even more helpful to see an example of a complete and successfully filed package. I will go the County Recorder's Office to see if I can find an example there.
