Use this document to empower your agent with the right to Purchase a specific property on your behalf. The Agent shall be entitled to enter into any documents upon said property which are your responsibility under law, and you give and grant unto said agent full power and authority to do and perform all and every act and thing whatsoever requisite and necessary to be done in and about the premises, as fully and to all intents and purposes, as you might or could do if personally present at the doing thereof. This form includes a "Special Instructions" section where you can further limit or define the Agent's powers, if needed.
This Limited Power of Attorney for the purchase of real property becomes effective upon its execution. 457.060
Validity of power of attorney.
(1) A power of attorney executed in this state on or after July 14, 2018, is valid if its execution complies with KRS 457.050.
457.050 Execution of power of attorney.
(1) A power of attorney must be signed in the presence of two disinterested witnesses by the principal or in the principal's conscious presence by another individual directed by the principal to sign the principal's name on the power of attorney. If signed in the principal's conscious presence by another individual, the reason for this method of signing shall be stated in the power of attorney.
(2) A signature on a power of attorney is presumed to be genuine if the principal acknowledges the signature before a notary public or other individual authorized by law to take acknowledgments.
Effective: July 14, 2018
457.100 Termination of power of attorney or agent's authority.
(1) A power of attorney terminates when:
(e) The power of attorney provides that it terminates
In this form the Principal designates the termination date by entering the number of days it expires after its execution. 30, 60, 90 etc.

They must have busy when I applied. The screen said it should be done in under10 mins unless heavier traffic. I was a little nervous because of a time deadline. It was completed in 45 mins and for under $30 it was worth every penny to have my deed details at my fingertips. So I give it a 5 on ease of use and quick handling. You can get it done less expensively, but great in a time crunch.

Deed.com is an amazing site. After calling many places and going on many websites to figure out what I needed to submit (most counties cannot help with questions and the place I needed to turn the documents into could not help either, they are not allowed to give legal advice) I came across Deeds.com. It has been so helpful and I was able to research what documents I needed. I purchased one document and after more research I realized I needed a different document. Deed.com refunded my first purchase. I then purchased an Affidavit of Death and a Deed for the county and state I needed them for. You had the generic document that I was looking for Yay!
The "example" page was helpful and reassuring.
The auto input sections of my document looked ok until i printed it and then it appeared to be out of alignment which is why my rating is lowered to 4 stars
it would be nice to have the ability to correct the title (created by me) when downloading PDFs for an e-filing

The Oregon TODD transfer on death deed template worked great and was easy to use. They had instructions and a guide that had good pointers to filling everything out. It took about 2 weeks to mail in my filled TODD and receive it back from the county with their stamp. Would definitely use this service for other documents

The NV Clark County deed upon death was perfect! Our county doesn't offer a template, but rather has a long list of rules and specifications where they expect you to make your own document. I didnt want to risk making an unacceptable form so I purchased the template from Deeds.com. It was easy to use and very thorough. Our deed upon death was notarized and filed with the county with no issue. Save yourselves the time and headache and get the template!
