Notice to Owner -- Preliminary Notice in Kentucky
Most states require lien claimants to serve a preliminary (pre-lien) notice on a property owner or other party to ensure all interested parties have notification of who is involved in a construction job and who may have a claim to a mechanic's lien. In Kentucky, the Notice to Owner document fulfills this purpose.
No person who has not contracted directly with the owner or his agent is eligible to acquire a lien unless he notifies the owner (or his authorized agent) of the property to be held liable, in writing, within seventy-five (75) days on claims amounting to less than $1,000 and one hundred twenty (120) days on claims in excess of $1,000 after the last item of material or labor is furnished, of his intention to hold the property liable and the amount for which he will claim a lien. K.R.S. 376.010(3).
It shall be sufficient to prove that the notice was mailed to the last known address of the owner of the property upon which the lien is claimed, or to his duly authorized agent within the county in which the property to be held liable is located. Id.
The Notice to Owner document contains the following information: 1) Name and address of the potential lien claimant; 2) Address of the subject property; 3) Name of the owner; 4) Value of materials or labor furnished; and 5) Date of last furnishing. The document also contains a Certificate of Delivery detailing the person serving the notice, the method of service, and date of service. The Certificate must be signed to affirm service was made in the described manner.

The product I purchased looks great and I added Adobe to be able to copy it, but for some reason I can't,so I will delete Adobe and then try again to copy what i paid for. I have all the PDFS' and my computer and printer are fairly new (windows 10),I should have tried to copy it first, I'll get it! Thanks

The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem. Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description! Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.
